Loans maturing soon

Citywide, 57 properties on 53 loans ($439M original principal) reach their recorded maturity by Dec 29, 2026. Only about 24% of recorded mortgages print a maturity date, so this is a floor, not the full wall. Days left are counted from Sep 29, 2026. Staten Island is not in ACRIS.

Methodology

Investment sales. Reliable-price arm's-length, entity-transfer (LLC interest), air-rights and ground-lease deals; consumer home sales and co-op unit sales excluded. Records show ACRIS recordings through June 30, 2026; the largest-sales list adds July and August sales from live ACRIS through August 31, 2026, marked preliminary. H1 means January 1 to June 30, so H1 2026 is compared like for like with earlier first halves.

Run-rate. The 2026 full-year figure is an estimate: H1 2026 multiplied by 2.02, the average full-year to first-half dollar ratio from 2015 to 2025.

Distress score. Distress score = HPD open violations weighted by class and age (Class A/B/C issued in the last 12 months = 3/6/8 points each; older = 1/2/3) + 3 points per open DOB violation or active ECB violation + 1 point per $225 of past-due city charges (property tax and other DOF charges past their due date, excluding HPD emergency-repair charges), with that last part capped at 200 points ($45,000) because a few DOF balances are 100-280x the annual tax bill and look like data errors. Same weights as the Loan Maturity 2026 report. Universe: 4+ unit rental buildings (PLUTO classes C/D/S, co-ops and city-owned excluded). Violations and complaints as of 2026-08-06; charges as of the 2026-06-07 DOF extract.
